PROPERTY DEVELOPER BRANDING
xCreative™ has branded 27 property developments across Australia, including Swanston Central, Light House Apartments and Sky Terrace. Since 2016 we have taken projects from naming through to display suite and campaign, working in English and Chinese from our Chadstone studio.
Developers come back to us because one team holds the whole job. The person who names your project also briefs the drone pilot, checks the brochure proofs and signs off the project website. Nothing gets lost between agencies, and the identity stays consistent from the first hoarding to the last settlement letter.
Project Branding
Branding for developers, from the first name on a masterplan to the sold sign out front.
01
Project Naming & Identity
A development sells off the plan, on trust. The name and the mark carry that weight before a single render goes public. We named Sky Terrace for its Ivanhoe outlook and built Voyage around beachside Altona. Both sold on identities that told buyers exactly where they were putting their money.
02
Masterplan & Estate Branding
The Lakeside at Greenvale takes its logo from the shoreline of the reservoir it sits beside, and Starling Estate in Officer flies an abstract starling. Estate identities work when they come from the land itself. Buyers spend twenty minutes on site and remember the brand that matched what they saw.
03
Display Suite & Collateral
Brochures, floor plan books, hoardings and suite graphics, designed and print managed by one team so the colours match across every piece. The BelleVue brochure folds open in the exact shape of its own logo. Sales agents tell us buyers keep it after the appointment, which is the whole point.
04
Project Websites
A project site has one job: turn interest into an enquiry the sales team can call back. We design and build them to load fast, capture the lead and grow stage by stage as the development releases. Riddells South runs its masterplan, vision and register form on exactly this model.
05
Campaign, Photography & Aerial
For Swanston Central we produced a billion-pixel panorama of the Melbourne skyline so penthouse buyers could inspect their exact view before topping out. Drone and photography sit inside the same team as the brand, so the campaign imagery matches the identity instead of fighting it.
06
Bilingual Campaigns
Chinese buyers are a real share of the Melbourne off-the-plan market, and most agencies hand that audience to a translator after the campaign is finished. We build English and Chinese campaigns together from day one, so the Chinese materials sell as hard as the English ones.
How we work
Four steps, one team, no handovers between agencies.
01
Brief & Site
We start with the masterplan, the architect drawings and the site itself. The Lakeside logo exists because we looked at the reservoir before we opened the sketchbook.
02
Name & Identity
Naming options with trademark checks, then the mark, palette and typography. You approve the direction before anything goes into production.
03
Collateral & Digital
Brochure, hoarding, display suite and project website built in parallel, so launch day arrives with everything matching.
04
Campaign & Handover
Photography, aerial, digital campaign and a brand guideline the sales team can actually use. We stay on for stage releases and updates.
Why xCreative
What 27 property projects taught us.
Most project marketing gets split across a naming consultant, a design studio, a web agency and a photographer, and the cracks show by launch week. We have kept all of it in one room since 2016. The developer briefs once, and the same understanding of the project flows into the logo, the hoarding, the website and the aerial film. Across 27 developments, that is the difference buyers notice even if they never name it: everything matches.
The other difference is language. Melbourne off-the-plan sales lean heavily on Chinese buyers, and a campaign that only works in English leaves money on the table. Our bilingual team writes both versions of the campaign as originals. On top of that we run SEO and AI search optimisation on every project site we build, so the development gets found by people searching, not just people driving past the hoarding.
FAQ
Questions developers ask us before a project.
01
How early should branding start?
Before the DA if you can. A named, branded project makes pre-launch marketing and even council communication cleaner. Most developers bring us in three to six months before launch.
02
Can you rebrand a stalled project?
Yes. A project that sat on the market too long usually needs a new story, not just new photos. We audit what buyers saw, then rebuild the identity around what the first campaign failed to say.
03
Do you handle the printing?
We design and print manage. Paper stock, colour matching and production timing are handled by the same people who designed the piece, which is why the brochures come out the way the proofs looked.
04
What does project branding cost?
It depends on the scale, from a boutique townhouse identity to a full estate launch with display suite and campaign. Send us the project details and we will quote it properly.
