PROPERTY MARKETING AGENCY MELBOURNE
xCreative™ is a Melbourne property marketing agency based in Chadstone. Since 2016 we have marketed residential and commercial developments across Australia, from boutique townhouse collections to Swanston Central and the 69-level Light House Apartments in the CBD. We work in both English and Chinese. Printed collateral for projects is covered under property brochure design.
Print and imagery are part of the kit, covered under brochure design and real estate photography.
27 of the 63 case studies on this site are property projects, which makes developments our single deepest specialty. Naming and identity live on our developer branding page. This page covers the campaign side: the brochures, films, aerials and digital that actually move stock.
Property Marketing
Campaign work for developments, from display suite to settlement.
01
Brochures & Print
Display suite brochures and floor plan books produced to the standard off-the-plan buyers expect. Kingsley got a flipbook with an oil-painted cover. Austin Lara got a tactile cover shaped around its own architecture.
02
Campaign Films & Video
For Voyage Altona we storyboarded and shot the campaign film around bay views and indoor-outdoor living, then graded it to match the brand. Buyers watch ninety seconds and know whether the project is for them. That is the film doing its job.
03
Aerial & Views
The Swanston Central campaign includes a billion-pixel panorama of Melbourne, so a penthouse buyer can inspect the exact view from their exact floor. Drone work for Light House showed the city the way the tower sees it.
04
Project Websites & Digital
Project sites with stage releases, register forms and real-time updates. Kingsley buyers follow construction progress on the site, which keeps the sales pipeline warm between milestones.
05
Display Suite & Signage
Hoardings, suite graphics and environmental signage that make a project feel real while it is still a fence around dirt. Designed and print managed together so the colours on the hoarding match the brochure in the buyer’s hand.
06
Bilingual Campaigns
Chinese buyers are a serious share of Melbourne off-the-plan sales. We produce English and Chinese campaign materials as parallel originals, so the Chinese brochure sells with the same force instead of reading like a translation.
How we work
Four steps, one team, no handovers.
01
Positioning
We read the masterplan, the suburb and the buyer profile before proposing anything. A Pakenham estate and a South Melbourne tower need different campaigns.
02
Assets
Brochure, film, aerial, website and suite graphics produced in parallel by one team, so launch day arrives with everything matching.
03
Launch
Campaign live, register forms feeding the sales team, and reporting on what buyers actually click.
04
Stages & Settlement
Stage releases, price updates and new renders handled quickly, because a stale project site reads as a stalled project.
Why xCreative
Why developers keep coming back.
Development marketing usually splits across an ad agency, a photographer, a printer and a web shop, and the developer becomes the project manager gluing them together. Our clients brief once. The same team that named the project shoots the aerials and updates the website at stage two. Nothing drifts off-brand because nothing leaves the building.
And because we run SEO and AI search optimisation as a core service, project sites we build get found by people searching the suburb, not just people who drove past the hoarding. For a twelve-month sales campaign, that organic pipeline is free media the project would otherwise never collect.
Property development marketing, launch to completion
What each sales stage needs.
A development needs a brand and renders before launch, then the brochure, website, hoarding and campaign at launch, then upkeep through the selling period and completion photography at the end. We plan the order so nothing is commissioned twice; our guide to property development marketing by sales stage sets out the timeline.
Recent developer work includes Kingsley Apartments in Glen Waverley, Huntingfield Place in Ivanhoe, Starling Estate in Officer and Vivére on Dorcas in South Melbourne. See also property developer branding, project websites and real estate brochure design.
FAQ
Questions clients ask us.
01
When should marketing start?
Before launch, ideally alongside the DA. The register list you build in the quiet months is the cheapest sales you will ever make.
02
Can you take over a project mid-campaign?
Yes. We audit what has run, keep what works and rebuild what does not. A mid-campaign refresh with new photography and a reworked site has restarted more than one stalled sales office.
03
Do you work outside Melbourne?
Yes. We have marketed projects in Sydney, including Miriam Park in West Ryde and Smithfield Industrial Park in Western Sydney. Most campaign work travels well.
04
What does project marketing cost?
Scaled to the project. A six-townhouse campaign and a 69-level tower are different animals. Send the masterplan and we will scope it properly.
